The service
What high-level painting includes
High-level painting covers any painting job above comfortable ladder height: gable ends, upper-storey render, fascias, bargeboards, high walls, commercial frontages and signage.
Crucially, it includes the preparation work beforehand. Paint only lasts as long as the surface underneath is sound, so the prep comes first, then the painting.
It is for homeowners, landlords and businesses who want a tidy finish on parts of the building that are hard to reach.
It's time when paint is flaking or peeling, render looks stained and tired, timber is showing through on fascias and bargeboards, or a building needs freshening up before sale or letting.
If it's left
What happens when high paintwork is left
Failing paint lets moisture into timber and render. Timber fascias and bargeboards rot; render absorbs water and can crack.
Tired paintwork at height is often the first thing people notice about a building, and it gives a poor impression to buyers, tenants and customers.
Painting over a poorly prepared surface wastes money: the new coat fails as quickly as the old one did.
Common mistakes to avoid
- Painting over flaking paint without preparing the surface.
- Stretching from a ladder and leaving patchy coverage at the top.
- Leaving rotten timber unpainted until it needs replacing.
- Booking scaffolding for a job a platform can reach in a day or two.

In detail
High-level painting in detail
Different surfaces need different preparation.
Fascias and bargeboards
Timber at the roofline takes the full force of the weather. Preparation removes loose paint before repainting.
Render and masonry
Rendered gable ends and upper walls are cleaned and prepared, then painted.
Commercial frontages
Shopfronts, signage areas and high walls on business premises can be reached without closing the pavement for scaffolding, subject to assessment.
Homes
On houses, high-level painting is often combined with gutter or roof work in the same visit.
Why preparation decides how long paint lasts
Paint is only as good as the surface it sits on. Applied over flaking paint, dirt, moss or damp, a new coat starts failing almost immediately, because it is bonded to material that is already coming away. That is why the preparation work is part of every high-level painting job, not an extra. The surface is prepared first, then the paint goes on.
At height, preparation is especially hard to do well from a ladder, because you can only reach a small area at a time and you are working at arm's length. From a stable platform, the whole area can be prepared and painted properly.
Why a platform beats ladders and scaffolding
Ladders limit how much you can reach and how well you can see the finish. Scaffolding solves that but adds cost and time, especially for a job that might only take a day or two. A tracked cherry picker offers the stability of a platform without a structure on the building for weeks. It reaches up to 18 metres working height and compacts to 780mm wide to get through gates and passages, subject to suitable ground conditions.
Combining painting with other high-level work
Painting is often needed at the same time as other work at height. Gutters may need repairing before the fascia behind them is painted, or a roof repair might be needed at the same gable end. Because roof repairs, gutter work and painting are all carried out from the same platform, they can be quoted together and done in one visit, avoiding a second set-up.
Homes, businesses and councils
On homes, the most common jobs are gable ends, upper-floor render and roofline timber. On commercial premises, it is frontages, high walls and signage areas. Council buildings often need work in public spaces where a compact, quickly packed-away machine causes less disruption than scaffolding. Every job is assessed before setting up.
Fascias, soffits and bargeboards
Roofline timber takes the full force of the weather, and paint on fascias and bargeboards is often the first to fail on a house. Once paint cracks, water gets into the grain, the timber swells and the paint lifts further. Keeping these boards painted protects the timber behind them. Where timber is sound, preparation and repainting restore the finish; where it has softened, you'll be told before painting begins.
Choosing when to paint
Exterior painting needs dry surfaces and reasonable temperatures for the paint to bond and cure properly. That makes spring to early autumn the usual window, though it depends on the weather on the day. Booking ahead for the drier months gives the best chance of a lasting finish.
If the property is being prepared for sale or letting, painting at height is one of the most visible improvements you can make. Clean, freshly painted gables and roofline timber change how a building looks from the street.
What affects the price
The main factors are the size of the area, its height, the condition of the existing surface and how much preparation it needs, and access for the machine. Quotes are free. Describing what needs painting, or sending a photo, is the quickest way to an accurate price.
Asking for a quote
The quickest route to an accurate price is a photo of the area to be painted, a rough idea of its height, and a note of how the machine would get to it. Mention whether the surface is timber, render or masonry, and whether anything else at height needs attention at the same time, such as gutters.
